Preparing for Showings: Little Things that Make a Big Difference

You don't have to remodel your entire house before listing it for sale. By doing a few things that will hardly cost you any money, you can increase the likelihood of a buyer submitting an offer.


Grab a Brush

One of the cheapest, best ways to upgrade your home is with a fresh coat of paint. When it comes to interior colors, think neutral! You don't need to paint the entire exterior of your house, but a fresh coat on your front door or shutters might make a big difference in the curb appeal of your home.


Get Scrubbing

A clean, tidy house will sell faster than a messy one any day. I can't stress this one enough - SCRUB THAT HOUSE! If you are still living in your house while trying to sell it, try to de-clutter as best as you can. Keep beds made. Take the mail off the counter and put it in a drawer. Keep kitchen and bathroom counter tops nice and open, even if that means hiding your toothbrushes or toaster under the sink for a while.


Remove Unpleasant Smells

You might be used to the odor from your 3 dogs, but a potential buyer might find the smell overwhelming! Try you best to de-odorize your home. Febreeze, air fresheners, and candles will make your house smell homey. If the weather calls for it, considering opening some windows to let some fresh air in. If you are really feeling ambitious, bake something before a showing! (Remember to leave some cookies out for the Realtor!)


Think Bright

Make sure your home is well-lit for showings. Maximize natural light (open blinds, pull curtains back). Make sure all your light bulbs work! If your showing is at night, consider leaving some interior lights on to greet the potential buyers when they enter, as well as any exterior lights that will help illuminate the yard or porch.
